As suggestion was asked, I would mention that Keyes could perhaps have a kind "on the shelf' models of different purchases structures, adequate to foreigners and their peculiarities, such as, foreign nationals purchasing real estate in the U.S. for personal use — either in their own names or the name of a corporation or LLC — without any involvement of a U.S. governmental agency. When it comes to selling U.S. property, foreign nationals or entities must know hot to adhere to certain rules under the Foreign Investment in Real Property Act (“FIRPTA”). Foreign nationals purchasing Florida real estate for leasing purposes are subject to taxation on rental income. Foreign landlords have a choice on how to be taxed, either pay 30% of gross rental receipts; or pay regular U.S. income tax rates on net income from the property by filing a Form 4224 with the IRS. Also it would be convenient, once a client defines his goal, to suggest a law office, which combines knowledge and experience in the South Florida real estate market with a commitment to personalized, detail-oriented legal services, when dealing with foreigners and their worries with estate tax for heirs, who are US citizens or not.. My case was to leave it to a daughter under a Trust umbrella.
